We understand that each client has unique requirements, and we offer a comprehensive range of bespoke architectural services across all RIBA stages. Whether it is capturing your initial ideas through concept sketches and visualisations or developing technical design packages, we guide you through the process. We liaise closely with a network of experts, including planning authorities, building control surveyors, fire engineers, and various other consultants, to ensure statutory compliance.

We have outlined our services below using the RIBA Plan of Work 2013 to describe stage by stage what to expect.

Our Architectural Process

    Stage 1

    Preparation and Briefing

    We establish core objectives, assess site constraints, and verify project viability to ensure a robust business case. We then develop a detailed brief that aligns your spatial requirements with your specific budget and programme. This initial phase integrates site analysis, the coordination of essential surveys, and the strategic appointment of consultants to establish a firm foundation for the design process.

    Stage 2

    Concept Design

    The strategic brief is translated into architectural proposals. We explore massing, materiality, and spatial organisation through floor plans, elevations, and 3D modelling. Our focus here is to align your vision with site-specific planning policy and budgetary expectations, potentially engaging in pre-application discussions with the local planning authority.

    Stage 3

    Developed Design

    The design is refined into a fully coordinated package suitable for a formal planning application. We produce the necessary design, access statements, and drawings to navigate the local planning process, liaising with planning officers and specialist consultants to secure consent.

  • Stage 4

    Technical Design

    Focus shifts to the technical requirements for construction. We produce detailed drawings, construction schedules, and specifications for submission to Building Control. During this stage, We can act as the Principal Designer under the Building Safety Act 2022 to manage and oversee compliance throughout the design and pre-construction phases.

  • Stage 5

    Construction

    With the technical package complete, the project proceeds to site. In this stage, we provide professional oversight as the Contract Administrator under a JCT Building Contract. This involves managing the contract between the client and the contractor, conducting regular site inspections, issuing instructions, and certifying progress payments to ensure the build meets the required quality and contractual standards.
